Real Estate Compliance Reviewer

We're hiring an experienced residential real estate compliance reviewer on a contract, fractional basis. You'll be the human quality backstop behind Joymore's compliance for our first customers — reviewing transaction files, documenting the reasoning behind every pass and fail, and building the Joymore-approved compliance checklists we launch state by state. This is an expert role: you already know real estate compliance cold.

What you'll do

  • Review customer transaction files as the first line of defense — catching signature, date, and initial gaps, missing or mismatched fields, required vs. conditional forms, disclosures, and cross-document inconsistencies.
  • Document every pass/fail decision and its reasoning in clear reviewer language. Your documented judgment becomes the standard Joymore's compliance is built on.
  • Assemble and launch Joymore's master compliance checklists state by state — starting with Tennessee and Oregon — including the conditional logic and state-specific deadline and review rules.
  • Own and maintain those state checklists over time as forms and regulations change.
  • Partner closely with our product and engineering team: translate your judgment into product logic and flag where the system misses or over-flags.
  • Adjudicate edge cases and ambiguity — whether a form is required, what triggers a conditional, cross-document and state-specific quirks — and support customer onboarding and checklist consolidation.

Who you are

  • Multi-state compliance experience is required — you've done compliance review across two or more states at once. That cross-state judgment is core to how we launch new states.
  • 5+ years dedicated to compliance / file review or transaction coordination, at high volume (hundreds to thousands of files).
  • You can explain exactly why a file passes or fails in clear reviewer language, with concrete examples on demand.
  • Familiar with the major transaction and document management systems — e.g. Dotloop, Brokermint/BoldTrail, TransactionDesk, Paperless Pipeline.
  • Comfortable working closely with a product and AI team and turning your expertise into rules and logic.
  • Not a fit for pure admin/assistant, title/escrow-only, or checklist-followers who can't explain their approve/reject reasoning.
